Often, when I'm in a listing appointment and discussing price strategy, I'll get this reply: "But Zillow said my house was worth..."
When it's time to sell, or you just need an updated market value for your home, there are MANY factors to consider when generating a price, and Zillow is working off algorithms. Sometimes, "Zestimates" are close, but often, they aren't. You have to look at the whole picture. Things like location, condition, size, age of the house, age of mechanicals, updates and upgrades, amenities, and so on. All of these add to or take away from the value of a property. Another thing we consider is the market we're in now and what OTHER homes are listed around you. Pricing is an art, not a science, and our team takes a lot of time determining the best list price and ensuring we back it up with facts to justify the number. If you're wondering how much YOUR home is worth, don't rely on algorithms; call us friendly humans who will gladly give you that information.
