Looking back at trends over the past five years in Collin, Dallas, and Rockwall Counties, real estate sales tend to peak between June and July. If you want to sell your home, this information should be meaningful. If you aren’t selling, hopefully, you find this data useful in some way. I’m often asked when the most optimal time to sell a property is. When is the latest date you can put your house on the market and still take advantage of the larger pool of buyers? The answer is early May, so you have 2-3 weeks to prepare.

You’re probably asking, “How did she develop this timeline?” Here’s how. If it takes an average of 45 days for a property to go under contract, and we’re 90 days away from mid-July, you want to get your home on the market early to mid-May.
Sample timeline (if all goes according to plan):
May 1: Your property goes LIVE on the MLS (Multiple Listing Service) and buyers can start scheduling showings.
May 30-June 15: A contract is received and terms agreed on. (Remember, the average days before a property gets a contract are 45).
July 15 - July 31: Your property closes. Hooray! A financed transaction can take 30-45 days to close, but cash buyers can typically close much faster!
